A roof inspection is simply how you find those things while they are still small. Phoenix Exteriors inspects residential roofs across Provo, Orem, Lehi, and the rest of Utah County at no charge. You get a written report with photographs, an estimate of remaining roof life, and a clear recommendation — including the recommendation to do nothing, when that is the honest answer.
We are not a home inspection company and this is not a substitute for one. What we provide is a roofer's assessment from on the roof, by someone who installs these systems and knows how they fail in Utah's freeze-thaw cycles, hail season, and high-altitude UV.

What We Inspect
Every inspection covers the full roof system — not just the shingles. Failures usually start at the details.
Roof Surface & Material Condition
Granule coverage, cracking, curling, blistering, and impact bruising across every roof plane — plus how much serviceable life the material realistically has left.
Flashing & Penetrations
Chimney, dormer, wall, and skylight flashing, along with pipe boots and vent seals. These details cause more residential leaks than the field of the roof ever does.
Valleys & Transitions
Valleys carry more concentrated water than any other part of the roof. We check the metal, the shingle cut, and whether debris is holding moisture against the surface.
Ridge, Hip & Wind Exposure
The most wind-loaded lines on the roof. Cracked or lifted ridge cap and loose hip shingles are early indicators of the seal breaking down across the roof generally.
Gutters & Drainage
Whether water is actually leaving the roof and getting away from the foundation — including granule accumulation, which tells us how the shingle surface is holding up.
Attic Ventilation
Intake and exhaust balance. Poor ventilation cooks shingles from underneath, shortens roof life, drives up cooling costs, and contributes to ice damming in winter.
Decking & Structure
Visible sagging, soft spots, or deflection between rafters that suggest moisture has already reached the sheathing beneath the roofing material.
Interior & Attic Signs
Where access allows, we look for staining on the underside of the sheathing, daylight at penetrations, and moisture in the insulation — the evidence a leak leaves before it reaches your ceiling.
Storm Damage Assessment
If hail or high wind has moved through, we document impact damage to shingles and soft metals to the standard an insurance adjuster expects.
Good Reasons to Get the Roof Looked At
You don't need a leak to justify an inspection. These are the situations where knowing early is worth the most.
You're Buying a Home
A general home inspection typically evaluates the roof from the ground or the eave. That will not surface hail bruising, broken seal strips, or flashing problems. Knowing the roof has three years left rather than fifteen is worth having before closing, not after.
A Storm Just Came Through
Hail and wind damage frequently produces no leak at all in the first season. If a storm moved through your area, the time to document it is now — most Utah policies run the claim deadline from the date of the storm, not the date you noticed.
The Roof Is Fifteen Years or Older
Most asphalt shingle roofs in Utah reach the end of their service life somewhere between eighteen and twenty-five years. An inspection at year fifteen tells you whether you are budgeting for a replacement in two years or in eight.
You're Selling
Roof condition is one of the most common renegotiation points in a Utah home sale. Going in with a written inspection — and any small repairs already handled — takes that leverage off the table.
You See Something From the Ground

Schedule It
Request an inspection through the quote form or call us directly. Most inspections are scheduled within the same week, and you do not need to be home for the roof portion — though it helps if we want attic access.

On-Site Inspection
A project manager inspects the roof surface, flashing, valleys, ridge lines, gutters, and ventilation, photographing every deficiency and locating it by roof plane. Attic access is included where it is available and safe.

Walkthrough
Before we leave, we walk you through what we found in plain language — what matters now, what to keep an eye on, and what does not need attention. You can ask as many questions as you want.

Written Report
You receive the written report with photographs, usually within one business day. It includes an estimate of remaining roof life and a clear recommendation, and it is yours to keep — for a sale, an insurance claim, or your own records.

Your Call
If work is warranted, we quote it. If it is not, we tell you that and you get on with your day. There is no follow-up pressure campaign either way.

We Tell You When It's Fine
Plenty of our inspections end with "your roof is in good shape, call us in a few years." That answer is free too.

Roof Inspection FAQ
How much does a roof inspection cost?
- Nothing. Roof inspections are free throughout our Utah County service area, and you keep the written report and photographs whether or not you hire us for any work that comes out of it.
How long does it take?
- Most residential inspections run 45 minutes to an hour. Larger, steeper, or more complex roofs take longer, as do inspections that include attic access. We walk you through the findings before we leave, and the written report follows within about a business day.
Do I need to be home?
- Not for the roof itself. It helps to be there for the walkthrough at the end, and we do need someone home if we are going to inspect the attic — but if that is not practical, we can send the report and go over it by phone.
How often should I have my roof inspected?
- Once a year is a sensible baseline for most Utah homes, plus after any significant hail or wind event regardless of when the last inspection was. Roofs past fifteen years and roofs under heavy tree cover are worth looking at more often.
Should I get a roof inspection before buying a home?
- It is worth doing. General home inspections usually assess the roof from the ground or the eave, which does not reveal hail bruising, broken seal strips, or flashing problems. A dedicated roof inspection gives you the remaining roof life and likely repair cost while you can still act on it.
What if you find damage?
- We explain what we found, what it will take to fix, and how urgent it is. If it is storm-related, the report is already documented to the standard an adjuster expects and we can walk you through filing a claim. If it is wear, we quote the repair or replacement. Either way the decision and the timing are yours.
Will you try to sell me a new roof?
- No. A meaningful number of our inspections end with us telling the homeowner the roof is in good shape. If a repair solves the problem, we recommend the repair. We only recommend replacement when the roof actually warrants it.
Do you inspect commercial or flat roofs?
- Yes. We inspect TPO and EPDM membrane and other low-slope systems alongside residential steep-slope roofs. Mention the roof type when you schedule so we bring the right person.
